Idaho Real estate, be sure you don’t buy a Flop of a Flip.
Now a days, everyone is a designer or remodeler. Most likely due to the unbelievable popularity of HGTV’s numerous remodeling shows. “FLIP OR FLOP”. The Property brothers, Chip and Joanna Gaines’, Christina on the coast, Even the Boys of Boise, who are good remodelers are on TV.
So is there anything wrong with buying a Flip? Not at all, but be sure who ever did the remodel is a good quality remodeler. To use a phrase, Don’t get stuck with a home where someone just put ” Lipstick on a pig” . Some flips are just covering up some nasty damage or serious issues that a home might have and then turn it for a quick buck to an unsuspecting home buyer in a frenzie to finally secure a home. Only to find out later that there are serious issues that were covered up instead of fixed properly. Now being stuck with a huge fix it bill.
Make sure all remodeling was done properly and permitted properly.
I have seen flips done by Professional local builders or flippers who did an absolutely fantastic job. But I have also seen some flips that are just terrible quality, cheap components and very poor workmanship.
Remember all electrical and plumbing, to name a few items, need to be inspected and made sure it is safe and up to code.
Don’t be afraid to hire a home inspector or talk to the remodeler in person or hire a good builder/remodeler to check it out prior to signing on the dotted line.
Whenever a serious Horseman or Horse Woman buys an expensive horse, they always get a pre purchase exam from a qualified Equine Veterinarian. If it’s good idea for a Horse, it’s a good Idea for a House.
And if you are selling a home, make sure any repairs you do are done right. Otherwise you could get stuck with a substandard repair that can lead to a loss of the money you spent on a bad or shoddy repair, or worse it could end up with a buyer coming back after the sale with a lawsuit. That can be a real nightmare.
